Made For You: Printables and Ebooks

The Essential Steps To Buying Your First Home eBook

The Essential Steps To Buying Your First Home is a timeless guide to help first-time buyers find and finance their first foray onto the property ladder.

According to a UK survey, 95% of adults aged 18-29 want their own home. Are you in the 87% who think getting on the property ladder will be hard?

Are you in the minority who like to test the words “can’t” and “impossible”? Do you enjoy a challenge and proving those around you wrong?

I had no clue how to buy a house in the UK for the first time. This downloadable PDF is a compilation of years of research after going through my own trial by fire.

I can’t guarantee you’ll be able to save for a house deposit in a year. I can share checklists of what to look for when buying a house, how long is the process of buying a house, and how to get the most from your bank balance.

I wrote this for you because I wanted to fill the gaps I found when learning about the buying process. Others were writing about homebuying without the goal setting and savings steps needed beforehand. I wanted to know in advance more detail about each step, and also what to do after buying… Where are you truly headed with this life-changing move?

Contents:

Step 1: Be certain. We’ll examine other lifestyles you could save for instead of a house, whether homes are a “good” financial decision, and 10 reasons why saving for a house is a great idea for many.

Step 2: This is your opportunity to pick or overhaul your system for saving. If routine budgeting is not for you, we can delve into possible reasons why, but also try automation, or fun challenges instead.

Step 3: Since you know how you want to save, there’s no holes in your income bucket. Now we can look at increasing earnings whether it’s selling online without a website, or learning how to ask for a pay rise.

Step 4: With a financial foundation place, now you can wrap your head around your buying options. You’ll want to understand mortgages as simply as possible, choose a property type, and choose a location.

Step 5: We’ll close the sides of the property triangle by matching your deposit with a mortgage offer and suitable property.

Step 6: To get the all-important mortgage offer, you’ll want to know how to choose a broker, what to expect from them, and whether you should pay for their assistance.

Step 7: Let’s research solicitors so that you are super prepared to hire your legal help as soon as you find the right property.

Step 8: Once you arrange viewings, you’ll need a checklist of pitfalls to avoid while browsing properties, and how to assess a property’s potential for your future aims.

Step 9: You’ve found the right property for your deposit, so now I’ll hold your hand through putting in an offer and going back to your broker for the mortgage application.

Step 10: It’s time to exchange contracts!

Step 11: What to expect from completion. You made it! Huzzah!

Bonus chapter: One to return to again as the years progress, or perhaps you already have your eye on a project for your first home… We’ll investigate the benefits of undertaking refurbs or renovations to make your forever home.

What’s included in your purchase? On purchase you will receive a PDF download via email to read at your leisure.

Who is this book best for? You can read this from the perspective of buying alone or with others. The chapters reflect that I am based in England, and include some details about the rest of the UK. Some principles of the buying process apply outside the UK. If you have a second income or are open to learning about side hustles, then you will find helpful information in generating a deposit from those too.

The True Costs Of Buying A House: Move With Less Than £2k

A short guide to making sure most of your deposit goes where it belongs: on the property!

Each chapter breaks down the costs of moving beyond buying the home itself, and what price range to expect for these services.

CHAPTER ONE: DEPOSITS
CHAPTER TWO: (FREE) MORTGAGE BROKERS
CHAPTER THREE: LEGAL COSTS
CHAPTER FOUR: SURVEYS
CHAPTER FIVE: EXCHANGE DAY AND MOVING DAY
CHAPTER SIX: MORTGAGE COSTS
CHAPTER SEVEN: FURNISHINGS
CHAPTER EIGHT: REFURBS OR RENOVATIONS
CHAPTER NINE: WHAT I’VE MISSED OUT (and why, of course!)

If you want just a peek into the buying costs and a can-do outlook towards affording your move, this downloadable PDF should help you make big savings and only spend where it matters.

Do I need to read The Essential Steps To Buying Your First Home first? These two ebooks were written together, but can be referred to independently. The Essential Steps is a more in-depth property book of over 40k words, covering the buying process from end to end. The True Costs Of Buying A House is a taster for you if you’re uncertain about whether you should even think about buying, and you would feel reassured if you could learn which buying costs are optional.
